Project Overview:

I am seeking a professional to render my residential construction plans using Chief Architect software. The project requires detailed work on both the interior and exterior of the house, and the model should serve as a working shell for future modifications and finishing touches.

Key Requirements:

    Software: The model must be built in Chief Architect.
    Experience: Proven experience in rendering residential construction plans.
    Design Scope: Ability to work on both interior and exterior designs (exterior will focus solely on the house structure).

Specific Areas to Render:

    All Levels: Include rendering for all three levels of the house, including the roof.
    Room Labels: Label all rooms in the model as per the construction plans.
    Pools: Include all pools and pool perimeter walls (not listed on the plans).
    Stairs: Render interior and exterior stairs, including Viewrail design.
    Openings: Include windows, sliders, doors, and skylights as per specifications.
    Truss Layout: Follow the specifications in the attached "Truss layout-24X36-160443-3.pdf."

Specific Details for Each Level:

    Lower Level:
        6" slab with a finished floor height (FF) of 7/8" tiled.
        Unfinished rough ceiling height of 109". Build drywall ceiling down to a finished ceiling height of 107".

    Main Level:
        16" trusses, 3/4" subfloor, and 3/4" radiant flooring.
        5/8" Quartersawn white oak finish.
        Unfinished rough ceiling height of 109". Build drywall ceiling down to a finished ceiling height of 107".

    Upper Level:
        3/4" subfloor, 3/4" radiant flooring, and 5/8" Quartersawn white oak.
        Unfinished rough ceiling height of 97". Build drywall ceiling down to a finished ceiling height of 95".

Finishing Materials:

    Walls: 1/2" drywall with white paint.
    Roof: White TPO roofing material.
    Flooring:
        Middle and Upper: Couture by Kentwood: Katwalk (10" 1/4" x 5/8" x approx. 86").
        Basement: GASCOGNE BEIGE V/C HONED SKU: 2LIMGBE2436 (18" x 36" x 3/4").
    Exterior Features:
        Stone per the Exterior Veneer Document.
        Wood Rain Screen: 5.5" wood, aligned with the rain screen.
        Wood Soffit: 5.5" wood, aligned with the rain screen.
        Wood Decking.
        Pool Patio: 2" limestone coping and 18" x 36" x 2" field stone.
        Zinc coping features with specified overhangs.
